“It’s Like Mailbox Money“
How a busy dentist finally stopped putting off real estate investing

Almost every person I talk to says the same thing: “I’ve always wanted to invest in real estate.”
Then comes the “but.”
Too busy. Don’t know where to start. Worried about buying in the wrong market. Not sure what happens after they close.
So they wait. And while they’re waiting, prices climb, inventory tightens, and the window in their local market gets a little smaller every year.
John had the desire. Just not the path.
John is a dentist. Packed schedule, full life, and real estate investing sitting on his bucket list collecting dust. He didn’t need convincing—he already knew it was a smart move. What he needed was a clear path forward and someone to handle the parts he didn’t have time to figure out on his own.
Here’s what almost stopped him: he’d never done it before. That was it. No dramatic backstory, no major obstacle. Just the gap between knowing you want something and knowing how to get it.
That gap stops more investors than any market condition ever will.
The local market wasn’t his friend
Here’s the part most people struggle to reconcile: wanting to invest in real estate and being able to afford it in your own backyard are two very different things.
John couldn’t make the numbers work locally. Most people can’t. But that doesn’t mean the opportunity is gone—it means you’re looking in the wrong place.
We found him a property in a landlord-friendly market outside his home state. A local management team already in place. The pro forma accounted for real costs—taxes, insurance, property management, vacancy, maintenance. No rosy projections. Just honest numbers.
If it penciled out, great. If it didn’t, we moved on. There’s always another property.
And John didn’t have to figure any of it out alone. He didn’t hunt for a property manager, sort out an LLC, or guess which insurance made sense for an out-of-state purchase. He didn’t pay anything out of pocket for representation—the seller covered those fees. He just had to show up, make a decision, and close.

A few months after closing
John sent me a message not long after his first rent check hit.
“It’s like mailbox money,” he said. “It just shows up every month and I feel like I’m barely doing anything.”
That’s the goal. That’s always the goal.
He didn’t stop at one
That first property gave John something most first-time investors don’t expect: confidence. Within a year, he had bought three properties. Same process each time. Honest numbers, vetted markets, management already in place.
But here’s where John’s story gets really interesting.
As his portfolio grew, so did his options. When it made sense to sell and upgrade, we used 1031 exchanges to roll the proceeds from his older properties into newer ones—without writing a check to the IRS in between. His equity kept working. His portfolio kept improving. And his tax bill stayed right where he wanted it.
He’s still active today. Still buying. Still collecting mailbox money—just more of it, from better properties, in smarter markets.
That’s what a real strategy looks like. Not one good deal. A portfolio that grows with you.
Real talk: it’s not perfect
Real estate investing isn’t a fairytale. You’ll have vacancies. You’ll have repairs. Anyone who tells you otherwise is selling something.
But there aren’t many investments that pay you monthly income while the asset appreciates and a tenant covers the mortgage—in a market where the landlord-tenant laws actually work in your favor. That combination is rare. And it’s worth chasing.
If you’ve been saying “someday” for a while now
Someday is starting to cost you something.
Every year you wait, prices move, inventory shifts, and the version of this that was available to you last year gets a little harder to find. The good news is the path forward is simpler than most people expect—and you don’t have to figure it out alone.
John started with one property and a lot of questions. Today he has a growing portfolio, a tax-smart strategy, and rent checks that show up whether he’s seeing patients or not.
Your mailbox is waiting.
